Property Shopping Sucks - Any Ohio Oppos Here?

Alrighty, here’s my rant of the day. Dealing with people on properties is the absolute worst. Trying to find a rental property in the Dayton/Fairborn/Huber Heights/Tipp City Ohio area is quite frustrating.

Here’s exactly what I mean; I don’t want an apartment, I want a house. I’m simply looking to rent. Most of these properties are held by companies offering them. So, you call and get some information. Turns out they aren’t available for six weeks and they end up selling your number and you get spammed so hard you feel like you’ve started up a call center.

Ohio oppos.... help lol. Anyone know of any decent properties in the area for 1k and under per month? Just need a basic but nice 2 bedroom place preferably with a garage.

I’m in Ohio but the other side of it. Best of luck in your search! Is there a particular reason you want to rent and not buy? My mortgage/taxes/insurance/etc is less per month than the last apartment I rented.

I want to buy in the next two years honestly. I just want to feel out the area for a few years before I decide exactly where I want to permanently settle. I really like Fairborn and Huber Heights.

That and I’m kind of scared of home maintenance haha. Call me a big child.

I can’t help you in Ohio, but as a l andlord I just want to say this. If you find a place that isn’t owned by a company treat the landlord right. People bitch that every rental is owned by a com pany no w, but I’ve had a few shitt y tenants. Enough, that I ask myself if it’s even worth the hassle anymore. I co uld of made 3 times the money  had I put it in an average mutual fund the last 3 years.

Yeah I couldn’t agree more. That’s the thing, I’ve ALWAYS rented through private landlords and loved it. My rental references are beyond stellar and I’ve had zero issues. My current house is exactly in the same condition I got it (better actually as I repainted the entire inside with approval on colors with the owner) and I tend to be quite clean and picky.

I reallllly want to find someone private. Seems hard unfortunately.

This.  I'm sitting on almost 4000 sq ft of vacant warehouse space because I just don't want to deal with tenants any more. I'm just going to convert it into a sweet workshop.  Honestly, that will be cheaper than dealing with the damage and hassles that tenants bring.  #teamjaded

I’m in the Centerville area. How far north or south of the area are you interested in looking? Would you consider a duplex with a garage if it met your other needs? Any areas that are definitely out of consideration?

I don’t know of anywhere off the top of my head but will let you know if I hear of anything.

We got lucky and found a place for rent through an independent real estate agent. Hopefully you can be fortunate as well.

My wife hails from a small town about an hour from Dayton. If you can handle a bit of a rural commute, you can always look at little towns around Dayton. Due to Ohio’s rampant meth problems, houses SELL in the low five figure range in these little shitburgs. S urely they could be rented for next to nothing.

Or more seriously, due to farms condensing there are plenty of rental farm houses all over Ohio. Usually just rented out by the farmer who bought that land.  Not sure how they get advertised, I think my in-laws just rent theirs by word of mouth.  Take a country drive around Dayton and see what you find.

I used to stay at mallard landing in beaver creek.  I had a townhouse with a single car attached garage.  Decent enough place.  Lived there for 2-3 years during the week and went home on the weekends.

There were also new places going up right behind mallard landing that might work for you as well.  The beaver creek area is nice.  It’s right by WPAFB and Wright state.

I’d consider a duplex for sure. I’ve done the duplex thing in the past and was never an issue.

I appreciate that too! As far as south I’d go up to 25mi south wherever that would put me.
